FESTEL CAPITAL has carried out an interview-based market study on the future prospects of industrial parks and infrastructure providers in Germany.

  • More competitive structures are necessary to enhance Germany as a location for industrial parks/ infrastructure providers.
  • After a consequent restructuring/consolidation, the future prospects for industrial parks/infrastructure providers in Germany look positive.
  • Users have a clear requirements specification, but are of the opinion that there is often a lack of competitive cost structure and insufficient cost transparency.
  • For the most part, consequent restructuring/consolidation activities have not been carried out, but a concentration on core activities (e.g. infrastructure management, supplies and waste disposal) and the sale of peripheral areas (e.g. technical services) is being seen.
  • Restructuring (outsourcing, sale) is done internally or with the support of an external partner.
  • Internal restructuring requires clear objectives and the letting go of "old ties".
  • The importance of industrial investors as external partners will increase (restructuring of the non-core activities through an external partner is usually more promising, as they will carry it out more consequently).
  • There are already many examples of successful restructuring of sites in Germany (e.g. Henkel Dusseldorf, InfraTec Duisburg und the industrial park Oberbruch).
  • Formation of regional clusters with regional growth through diversification is an interesting future strategy.
